Foundation Inspection in Old Louisville

Serving Old Louisville and Jefferson County (502) 586-4380

Old Louisville foundations are typically limestone rubble or solid brick, built before 1910, and they behave nothing like poured concrete. They carry load through mass rather than tension, they tolerate a surprising amount of movement without losing capacity, and they fail through mortar loss rather than cracking.

That changes what an inspection is looking for. A crack through a rubble foundation may be a century old and structurally meaningless. Mortar that has washed out of joints to a depth of two or three inches is far more consequential and far less visually dramatic, because the wall's strength depends on the joints staying packed.

The other recurring finding is deterioration where wood meets damp masonry — joist ends and sill plates bearing into pockets that have stayed wet. In houses of this age that is a more likely source of floor movement than the foundation itself.

What We Look At Here

  • Mortar joint depth and condition through the foundation wall
  • Whether displacement is historic and stable or showing recent movement
  • Joist end and sill bearing where wood contacts masonry
  • Prior repointing or parging, and whether the material used is compatible with soft historic mortar
  • Water management: gutters, area drains and grade against a wall that predates damp-proofing
  • Interior floor elevations read against a century of accumulated settlement

Questions

Frequently Asked Questions

My Old Louisville foundation has cracks. Is a 120-year-old house in trouble?

Often not. Rubble and brick foundations accommodate movement in ways concrete cannot, and much of what is visible is long-stable. Mortar loss and wet bearing points are the findings that carry more weight, and both are less obvious than the cracks.
