Deck and Porch Inspection in Prospect, KY

Serving Prospect and Jefferson County (502) 586-4380

Prospect decks are frequently elevated well above grade, because a walkout lot puts the main floor a full storey up on the downhill side. A deck on eight- or twelve-foot posts is a materially different structure from one two feet off a flat yard, and the difference is lateral stability.

A low deck is braced by the ground and by its own short posts. A tall one is a set of slender columns that will sway unless it has diagonal bracing and a solid connection back to the house. Racking is the failure mode, and it is the thing to look for on any deck in this area.

Footings are the second issue and hillside-specific: a footing on the downhill side may be bearing in fill, and a pad that looked adequate at construction can settle as that fill consolidates, taking one corner of the deck with it.

What We Look At Here

  • Diagonal bracing on tall posts, and whether the deck is laterally connected to the house
  • Post size and slenderness against unbraced height
  • Footing bearing on the downhill side, including whether it is founded in fill
  • Post-to-footing and post-to-beam connections for uplift and lateral load
  • Ledger attachment and flashing where the deck meets the house
  • Guard height and post attachment, which matters more the further the fall

Questions

Frequently Asked Questions

My elevated Prospect deck sways slightly. Is that normal?

Perceptible sway on a tall deck usually means the lateral bracing is inadequate or the connection back to the house is not doing its job. It is the condition most associated with collapse on elevated decks and is worth having looked at.
