Basement Wall Assessment in The Highlands, Louisville

Serving The Highlands and Jefferson County (502) 586-4380

Highlands basements are shallower and older than the county norm — often brick or rubble cellars rather than full block basements — and the dominant factor working against them is the lot geometry. Houses sit close together on narrow lots, which leaves a few feet between a downspout and a foundation wall and very little room to establish grade that carries water away.

Water that cannot leave goes down beside the wall, and the resulting soil pressure acts on masonry that has no reinforcement at all. The failure shows as inward displacement at the top of the wall or mortar washing out of the joints, rather than the mid-height horizontal crack characteristic of block.

The practical implication is that a Highlands basement wall problem is very often a drainage problem wearing a structural costume, and correcting the water is the first move rather than the last.

What We Look At Here

  • Wall type — brick, rubble stone, block or poured — since each fails differently
  • Inward displacement measured at top and mid-height
  • Mortar joint condition and depth of loss in masonry walls
  • Downspout discharge distance and the grade available on a narrow lot
  • Whether neighboring grade or a shared drive directs water toward the wall
  • Joist and sill bearing at the top of the wall, which the displacement can affect

Questions

Frequently Asked Questions

My Highlands basement wall is bulging inward at the top. What causes that?

Usually lateral soil pressure on unreinforced masonry, most often driven by water that has nowhere to go on a narrow lot. The wall condition and the drainage need to be assessed together, since the second is generally what is driving the first.
